Sydney’s hottest suburbs in 2021: Hills district and city’s north top buyer demand

The hills are alive with the sound of buyers demanding a slice of some of NSW’s hottest suburbs in 2021.

Hills district suburbs, along with north shore areas, dominated a realestate.com.au list of Sydney’s most in-demand suburbs for houses and units, based on average views per listing.

Hunters Hill topped out the list of popular pockets for houses, while suburbs like Balgowlah and Wollstonecraft received a lot of attention for people hunting for units.

PropTrack director of economic research Cameron Kusher said a range of factors were driving demand in suburbs like Baulkham Hills and Winston Hills. “A lot of buyers are looking at areas of strong price growth that also include good lifestyle options,” Mr Kusher said.

“Over the next year, we will see a number of returning white collar expats that will continue to drive growth in Sydney’s eastern suburbs and the Hills District.”

“For buyers who already own a home, there’s been a reluctance to list their properties during a pandemic. With restrictions being loosened and confidence on the rise, we can expect to see more activity in the Sydney market next year.”

Tracey Dixon has worked in the real estate industry for over 17 years and is a Partner of McGrath Hunters Hill. Ms Dixon told The Saturday Telegraph she was not surprised to hear the area had come out on top. “Hunters Hill really is a rare jewel when it comes to suburbs in Sydney. People go through their life cycle here; they move in as a young couple, upgrade their house when they start a family, downsize when their kids move out and happily retire here in their later years,” Ms Dixon said.

Hunters Hill topped the list of most in demand suburbs.

“The village lifestyle of Hunters Hill drives the popularity of some of the bigger homes within the area, particularly for buyers looking for properties with a spacious feel.”On average, Hunters Hill received 15,397 views per listing, closely followed by North Rocks which received 14,630 views per listing.

The data suggests that Sydney is still receiving a lot of attention and has seen a lot of activity throughout 2021.

Belle Property Real Estate Agent Thomas Perram has lived in North Rocks, the second most in-demand suburb on the list, for 33 years.

According to Mr Perram, North Rocks has been slowly gaining traction over the past few years as buyers are noticing all the things that the suburb has to offer.

“With connections to arterial roads and some of the state’s top public schools in the area, North Rocks is a bit of an underdog when it comes to places buyers want to live,” Mr Perram said.

“A large part of the appeal is the block sizes of the homes; a lot of young families move into the area and reshape their home to fit their needs.”

If international travel returns in 2022, expats could radically shift which suburbs are popular.

“With the shopping district being renewed and redeveloped to make it more accessible for locals, the whole area has been under going significant transformation.”

Balgowlah topped the list for most in-demand suburbs for viewers looking to buy a unit, with 7,206 average views per listing.

The northern Sydney suburb is located 12km north-east of the CBD, making it a good spot for families to access schools and parks in a prime location.

Geologist Stephanie Kovach purchased a unit with her brother William Kovach on 2/465 Sydney Road in the suburb for $1,050,000 with the help of McGrath Collaroy/Dee Why Sales Agents Mario Esposito and Giovanni Di Mauro in July this year.

Ms Kovach, originally from Wentworthville, was looking for a property where she could make the most of the sunny lifestyle and ultimately decided Balgowlah had everything she and her brother William were looking for.

“My brother and I love the beaches, but I wanted to move somewhere where I could enjoy the sun and be close to the city,” Ms Kovach explained.

Balgowlah’s proximity to the city and the northern beaches makes it an attractive suburb for potential buyers.

“My upstairs neighbours have been very helpful in accepting deliveries to my unit when I’m working in the city, it’s made the process of moving into the unit much easier for me.”

The ground-floor unit offers timeless charm thanks to its double brick Art Deco style, which also includes an updated kitchen with gas cooking and tiled splashback.

Minutes away from the beaches and shopping centres of Stocklands at Balgowlah and Warringah Mall, the unit features two spacious bedrooms fitted with built-in wardrobes. Mr Esposito said he’s not surprised to hear Balgowlah topped the list for most in demand units, telling the Saturday Telegraph that greater numbers of people are considering a home on the Northern Beaches.

“Traditionally Balgowlah has done well when it comes to high demand for units, it’s the first stop on the Northern Beaches – meaning people have easy access to the lifestyle and Sydney’s CBD,” Mr Esposito said.
“We’re seeing a greater number of predominantly younger buyers snatching up property in the area. Usually it’s a couple consisting of one person who’s from the beaches and one who is not.”

For regional NSW, there’s a similar pattern for suburbs to be boosted in popularity by offering work-from-home options and a change in lifestyle.

The strength in views per listings for units in areas like Byron Bay, Lennox Heads, Kingscliff, Jindabyne and Pottsville could suggest a shift in potential buyers looking to purchase holiday apartments. 

“Assuming lockdowns have ended once and for all, and cities continue to re-open, there is the potential that we could start to see a slow reversal of these trends. While many of these places are nice for a holiday, they offer very different things to major cities,” Mr Kusher said. “People that have moved into regional areas may find they start to desire city life, particularly as people return to the office and amenities such as restaurants and bars, as well as events, have reopened in capital cities.”
